Service Manager - Patriot Point
Purpose: Responsible for organizing, directing and managing the overall maintenance and preservation of the Community.
FLSA: Non-Exempt
Reports to: Community Director or Assistant Community Director in Community Director’s absence Supervises: Assistant Service Manager, Service Tech II & I, Make Ready, Service Attendant and Housekeeper
Qualifications:
- Minimum of 5 years of on-site apartment managerial experience
- Preferred 5 years of maintenance experience
- Must have average written and oral communication skills
- Must be able to direct, motivate, train and develop subordinates
- General knowledge of building codes and laws applicable to the community (i.e. Freon recover, electrical, plumbing, swimming pools)
- High school diploma or equivalent
- Valid driver’s license and reliable transportation
- Leadership and Team Building skills
Special Licenses or Certificates Required: A/C Certification II or Universal, CAMT (Florida requirement)
Essential functions include (but are not limited to):
- Supervises maintenance staff and ensures all areas of the community are maintained
- Leads the maintenance team by example
- Monitors, supports and improves team performance by assisting with skill development and knowledge
- Works with Community Director in managing community budget and expenditures in all areas of maintenance
- Maintains proper inventory levels and orders supplies as needed with Community Director’s approval
- Conducts or assists with monthly safety meeting and completion of hazardous equipment safety checklist
- Works hands-on as required or directed by Community Director to ensure market-ready, occupied and preventive maintenance is performed on a timely basis and to ensure preventive maintenance schedules are followed
- Tracks, monitors, and follows up on resident work orders and schedules work
- Responds to emergency calls thru Indatus Call Monitoring service per policy
- Participates in an ongoing community improvement plan and preventive maintenance program
- Inspects and completes apartment walk through check list on all vacant units
- Obtains bids and interacts with contractors and is knowledgeable of competitive pricing of supplies
- Completes required service requests within 24 hours and ensures service requests are closed in Yardi in a timely manner
- Adheres to and complies with company safety policies and rules and OSHA safety standards that are applicable for the safe performance of the jobs
- Implements and supervises training program for the use of safety equipment in keeping with SDS
- Assists Team in achieving positive SatisFacts reports by providing professional and courteous customer service.
- Assists with resident functions as required
- Maintains courteous and helpful demeanor with resident, prospective residents, co-workers, vendors, etc.
- Works on-call, overtime, weekends, holiday and evening work as required
- Must have mode of communication in which to be contacted at home and to respond in cases of emergency
- May be transferred or assigned to work at another Highmark Community
- Complies with all policies as outlined in the Operations Manual
- Adheres to company key procedures
- Maintains and ensures a clean and orderly shop

Physical Requirements:
- Frequent lifts and carries up to 45-80 pounds
- Pushes and/or pulls (appliances) using appliance dolly up to 200 pounds
- Moves objects from one floor to another
- Frequently bends/stoops, climbs stairs, kneels, balances, reaches above shoulder height, walks, and twists • Has normal range of vision, hearing and speech

Salary Range: $26-$36/hour
